SplitSpot offers apartments and rooms in the greater Boston area, Washington D.C., New York City, Chicago, Seattle, and Philadelphia.

We thoroughly screen each potential tenant and make sure they live with trustworthy and respectful roommates. At SplitSpot we believe in inclusion and there is no discrimination of any kind.

 

In the case of applying for a room, we offer the option to meet your potential roommates before committing. We created the Applicant Portal for you, where you can see all the information about your roommates.

Upfront costs are super affordable. You will only pay a security deposit, and a month’s rent upfront (with adequate credit).

*Some applicants with lower credit scores will be asked to pay last month’s rent and/or provide a co-signer/guarantor.

SplitSpot offers private room rentals in a shared space, allowing you to rent a room for a short or long-term lease. However, you are more than welcome to rent several rooms together as a group!

Occasionally, SplitSpot will offer studios and 1 bedroom apartments to rent, although it is a rare occurrence.

Some units will display a “Furnished” logo. Make sure to filter by “Furnished” when browsing apartments to view them all in one place!

If the unit you are interested in is not furnished and you need furnishing, our partner Brook Furniture Rental can provide it for a small fee

Pricing & Payments

You can sign a lease in as little as 3 days. We take pride in our ability to help people move fast. After filling out an application on our site, background and credit checks can take up to 24 hours. From there, it will take another 48 hours to complete the roommate introduction. Finally, after you get approved by roommates you will be ready to sign a lease.You should be able to move into an apartment after signing and completing the required payments.

In some scenarios, our team might delay that time period by a few days, so make sure to reach out and confirm.

 

We do not charge a broker fee or an application fee for any of our properties.

Yes, there is.

After signing the lease the room is frozen for 72 hours. This is to allow you to sign up for your renter’s insurance and make the upfront payments required by the lease. 

Let’s consider a 6 months stay with a monthly rent of $1260. The security deposit and down payments in each case are:

Rent can be easily submitted through the Resident Support Portal by our partner Buildium.

The security deposit is paid through Rentable.

In most cases, your security deposit and first month’s rent will be required before you can move in.

*Some applicants with lower credit scores will also be asked to pay last month’s rent and/or provide a co-signer/guarantor.

The platforms accept almost every international credit card as a payment method. Please bear in mind that credit card payments might incur an additional fee for card payment processing.

For paying the security deposit, Rentable accepts most international credit cards, but Buildium only accepts US-based bank accounts or CC.

Any personal information you provide throughout the application process is securely maintained in the privacy systems of the programs that we use.

For example, the SSN number provided to Transunion will be held in Transunion’s robust privacy system and SplitSpot never holds any of your SSN information.

If you’re interested in one of our apartments, the first step is to fill out the SplitSpot Rental Application. Only one application is required by us. You can follow this link to access our free, non-obligation application: http://splitspot.com/application.  

 

What we’ll need from you is the following: 

 

If you are a US Citizen:

– Your personal and contact information.

– Your current employment information, including pay stubs. 

– Credit and background check (by a secure third-party service). 

– A Co-signer’s personal and contact information*, if necessary.  

 

You may include a co-signer or guarantor in the following cases:

  • Your credit score is 668 or lower. 

  • Your income is lower than the minimum required, or you’re unemployed.

 

If you are a Non-US citizen: a lawful permanent resident with an active Social Security Number with little credit history, 

– Your personal and contact information.

– A valid ID (state issued, or your passport and visa).

– Proof of funds that will be used to pay your rent. 

– Credit and background check (by a secure third-party service). 

– A Co-signer’s personal and contact information*, if necessary.

If you do not have the credit or you have a lower credit score, we will require either a co-signer/guarantor and/or the submittal of the first and last month’s rent upon signing the lease.

Bear in mind, co-signers also need to have good credit scores to be valid.

Our standard minimum lease is 6 months.

Our process is straightforward:

  3. Chat with the roommates that will live with you to make sure it is a good fit. 
  4. U.S. Citizens: Verify your application with a credit/background check. 
  5. Sign your lease.
  6. Move-in!

Yes, we do! As long as you are authorized to live in the United States, we are happy to accept international applicants. You may know more about our application process for international applicants here.

Yes we do! We may ask for a cosigner or guarantor to sign the lease.

We do accept joint applications and couples for some of our listings (this is specified on each listing); however, there is an applicable surcharge of 50%. This fee goes directly to your roommates to subsidize their rent!

Only ESA (Emotional Support Animals) pets are allowed. 

What's it like living in a SplitSpot Apartment?

After you have signed the lease and submitted your payments, our team will send you the move-in information. This information will include how to access the property (if the unit is keyless you will receive a 4-digit code if not, you will receive instructions on how and where you can pick up your keys); Wifi setup data; move-in check-in schedule; and the Resident portal details.

Most move-ins happen on the 1st or 15th day of the month. Other move-in dates might be available depending on the unit or by paying a flexibility fee.

We will always give at least 24-hour notice if prospective tenants are coming to view the apartment. We always schedule our showings far in advance and give the tenants as much notice as we can.

All of our tours are done with 3D virtual tours, so it is rare a member of the SplitSpot Team will need to visit!

 

Yes. You may transfer to another unit within our available inventory. Keep in mind transfers have to be approved by our Resident Support Team and require a 2-month notice to avoid extra fees.
